It is a legal requirement that all gas appliances are checked and certified every year by a Gas Safe Register engineer. A record of this must be kept and a copy provided to the tenant within 14 days. Tates are able to arrange for a Gas Safe engineer to carry out this work.
Because this regulation is so important, we must receive a copy of this certificate at least 48 hours before the agreed occupancy date or we will instruct an inspection to be carried out at the landlord’s cost.
Landlords have a legal duty to ensure that their rental property, and any electrical equipment provided, is safe before a tenancy begins and throughout its duration.
Private landlords are required to have the electrical installations in their properties checked by a qualified electrician to ensure they are safe and a copy of the most recent electrical safety condition report (EICR) must be provided to the tenants. These checks must be carried out on a five yearly basis.
Any action that needs to be taken as a result of this inspection must be carried out within 28 days to British Standard BS7671 with appropriate certification being issued.
Only competent electricians may issue EICRs and Tates are able to arrange this.
Additionally, it is a legal duty for landlords to ensure all electrical appliances provided are safe and PAT testing is recommended.
Furniture and fittings
The Furniture and Furnishings (Fire Safety) Regulations 1988, plus amendments, makes it a criminal offence to let a property with upholstered items that do not comply with safety regulations.
