Fees to Landlords


Letting including Rent Collection 12% of rent (inc VAT)

  • Prepare particulars and market as may be necessary
  • When requested arrange for an EPC
  • Accompany all applicants to viewings
  • Negotiate the letting terms
  • Take up references on the Tenant
  • Prepare the Tenancy Agreement 
  • If required arrange for a professional clean and Landlords Gas Safety Certificate 
  • Arrange for the preparation of an inventory by an independent inventory clerk
  • Receive and hold deposit under the terms of the Tenancy Deposit Scheme
  • Provide the tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Collect and remit the monies received
  • Deduct commission and other invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant) 
  • Collect and remit the monthly rent received.
  • Pursue non-payment of rent arrearrs.
  • Make any HMRC deduction

Fully Managed 19.2% (inc VAT)

As per Let service plus the following:

  • Pay outgoings as demanded – for example contractors invoices 
  • Generally deal with matters arising on a day to day basis
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and provide Landlord with a Report
  • Arrange routine repairs and instruct approved contractors (providing quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction
  • Deposit Dilapidations Negotiations

Additional Fees and Charges all fees inclusive of VAT  (calculated at 20%)

Start of Tenancy Set up Fees, per tenancy. 
as well as contract negotiation (amending and arranging the signing of the tenancy agreement).
Tenant Reference Fee (ID check, Right to Rent check, financial credit checks, obtaining references from current or previous
employers/landlords and any other relevent information to access affordibility)
Guarantor Fee £25.00
Energy Performance Certificate £120.00
Deposit Registration Fee Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.      £36.00
Additional Property Visits To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy, or any maintenance-linked visit £100.00
Quarterly NRL Statement Charge to HMRC  To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC. £120.00
Electrical Installation Condition Report (EICR) £300.00
Gas Safety Certificate £100.00
Legionella Risk Assessment £100.00
Installing Smoke Alarms and Carbon Monoxide Alarms per tenancy £90.00
Handling Local Authority Licensing Application per tenancy £250.00
Inventory Check in. Dependent upon number of bedrooms and/or property size and furnishings. £175.00 upwards
Check Out Report Dependent upon number of bedrooms and/or property size and furnishings. £130.00
Void Periods Overseeing works during void periods minimum payment £600 (inc VAT).

Renewal Let Fees

9.6% (inc VAT) of the second fixed term or periodic period gross rents receivable.

8.4% (inc VAT) of gross rents receivable on any further subsequent fixed terms or periodic period.

Re-evaluation of current rent in accordance current market conditions and negotiation of the renewal rent. Amending and updating terms, arranging a further tenancy and producing a Memorandum of Agreement.

Renewal Management Fees 7.2% (inc VAT)

The Renewal Management service will continue as per the conditions outlined in the Full Management Service.
