Tenant Fees

FEES BEFORE YOU MOVE IN

Tenancy Agreement (per tenant’s share)                    £180 (inc VAT)

Contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Reference Fee                                                               £48 (inc VAT) per tenant

Processing the application, associated paperwork and referencing.

Guarantor Fee                                                              £48 (inc VAT) per guarantor

Covering credit referencing and preparing the Tenancy Agreement.

Deposit   Equivalent to six weeks rent (unless otherwise agreed)

This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy.

Deposit Protection Fee (Per Tenancy)                       £30 (in VAT)

For the registration of your deposit (AST's only)

Stamp Duty Due on tenancies that amount to over £125,000.00

 

DURING YOUR TENANCY

Tenancy Amendment Fee                                          £180 (inc VAT)

For example change of tenant. Contract negotiation, amending and updating your tenancy agreement and updating the TDS.

Renewal Fee (per tenant’s share)                          £90 (inc VAT)

Contract negotiation, amending and updating terms, producing new tenancy agreement or memorandum and updating the TDS.

ENDING YOUR TENANCY:

Check out Fee  Inventory Company charge will be dependent on size and content of property.

The cost of the Check Out will be passed directly to the tenant. Tates will instruct an independent Inventory Company. Tates do not make any additional charges for this.  The landlord will pay for the Inventory Make and Check In.

Unpaid Rent / Returned Payments Interest at 4% above Bank of England Base Rate from date due.

Professional Cleaning (if required), as per charge of the independent cleaning company.

This charge will be deducted from the Security Deposit if it has not been carried out at the end of the tenancy. Cleaning is only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
